The rezoning process for a major mixed-use precinct next to Alberton Oval is underway, with the Minister for Planning signing off on the initiation of the Alberton Square Code Amendment.

Proposed by the Port Adelaide Football Club as the next phase of its long-term business strategy, Alberton Square would open the Alberton Oval precinct through to Port Road across almost 20,000 square metres of prime land.

The rezoning proposes to unlock between 250 and 300 apartments, alongside up to 20,000 square metres of commercial floor space and new retail, supporting an estimated 570 jobs.

Maximum building heights within the precinct would increase from 2 storeys to 13 storeys.

The proposal has a strong focus on medical, allied health and wellbeing services, clustered around the high-performance sporting facilities at Alberton Oval.

A Concept Plan is also proposed to guide building heights where the precinct meets surrounding established homes, movement connections and infrastructure.

The site is well serviced by public transport, sitting less than a kilometre from both Alberton and Cheltenham railway stations, with bus services running along Port Road.

Signing the initiation allows the proponent to begin preparing the Code Amendment for public consultation.

The proposal follows the recent rezoning of the Prospect Oval precinct, approved in July, which unlocked around 500 homes and a mixed-use precinct on Main North Road.

Suburban football ovals typically occupy large sites in established, already built-up areas, close to public transport, shops and services, the kind of well-serviced locations where additional housing makes sense.

The State Government would welcome further proposals to develop mixed-use precincts and increase housing supply near the open space that sporting facilities provide.
