A leading South Australian property developer has been selected to partner with the State Government to deliver around 1,000 new homes at Onkaparinga Heights, as infrastructure works on the major housing project progress.
Following a competitive Request for Proposal process undertaken by Renewal SA, Lanser will lead the master planning and delivery of the 67.6-hectare site, located 35 kilometres south of Adelaide at the southern end of the Southern Expressway.

Lanser will now commence the planning and approvals process, with civil works expected to begin in the second half of 2027.
The development is expected to deliver a diverse mix of housing options over the next decade, including larger family-sized allotments, courtyard homes, villas and townhouses, helping to meet growing demand for housing in Adelaide’s southern suburbs.
At least 20 per cent of homes will be affordable homes and sold through HomeSeeker SA, supporting more South Australians into home ownership.
The project is expected to generate approximately $750 million in completed market value and will include extensive community infrastructure, with plans being determined for childcare facilities, limited retail and hospitality offerings, and a potential aged care facility.
More than 10.8 hectares of public open space is also planned, with early concepts featuring tree-lined streets, six public reserves, and a connected network of walking and cycling paths linking with surrounding communities.

Under the Development Agreement, Lanser will deliver a minimum of 942 standalone residential allotments, with opportunities for additional housing outcomes through the potential inclusion of aged care and other residential products.
The development will also incorporate strong sustainability measures, including water-sensitive urban design, a mature tree canopy exceeding 30 per cent, minimum 7 Star NatHERS ratings for homes and a 5 Star Green Star Communities rating for the overall development.
The project builds on significant infrastructure investment already underway in the area. Earlier this year SA Water completed the first stage of enabling works, including more than 1.1 kilometres of new trunk water main, while construction is now underway on 1.3 kilometres of permanent wastewater infrastructure to support future growth.
Onkaparinga Heights adjoins a separate development by YAS Property & Development, also expected to deliver around 1,000 homes, meaning the precinct could ultimately provide close to 2,000 new dwellings for Adelaide's south.
